Garage to Office Conversion

The Wachovia Bank Corporate building in Winston Salem, NC, is a high rise structure with the main parking located under the building on the grade level and first elevated slab. For security reasons and to meet the need for additional office and storage space, the parking spaces were relocated to outside the building, and the original parking decks converted to office space. To achieve this, the two-way, post-tensioned, elevated slab required a structural upgrade to increase the live load carrying capacity of 50 psf to 100 psf. Structural Preservation Systems (SPS) was contracted to design and install a strengthening system and load test the slabs to verify the upgrade. The capacity improvement was achieved using externally bonded carbon FRP that was bonded to the underside and top of the slab to increase the positive bending and negative bending capacities, respectively. After completion of the FRP upgrade, the capacity improvement was verified through full-scale in-situ load tests. This design-build-verify project was completed on time and budget and resulted in significant savings to the owner.
